Balcony Waterproofing Failure Rectification

A recurring water ingress issue was affecting the external balcony of a luxury residential apartment in Jumeirah Village Circle (JVC), Dubai. Visible signs included cracked porcelain tiles, deteriorated grout joints, drainage deficiencies, and localized waterproofing failure around the balcony outlets.

DCX Technical Services conducted a systematic engineering assessment to identify the root cause of the leakage. The investigation confirmed failures within the drainage connections and waterproofing system beneath the existing floor finishes, allowing moisture penetration and long-term deterioration of the balcony build-up.

The rectification works involved complete removal of the existing tiles and screed, replacement of damaged drainage pipework, waterproofing detail treatment around all penetrations, application of a FOSROC waterproofing system, flood testing, screed reconstruction, and installation of new outdoor porcelain tiles.

Following successful testing and quality verification, the balcony was fully restored and handed over with improved drainage performance, renewed waterproofing protection, and a durable finished surface designed for long-term service life.
