This project involved the investigation and rectification of severe rainwater leakage affecting four separate bathrooms within a luxury residential villa in Dubai.

The homeowner had previously appointed two different waterproofing contractors over several years, including the community facilities management provider. Both contractors provided long-term warranties; however, the leakage continued to reappear after every rainy season, resulting in significant financial losses and loss of confidence in waterproofing solutions.

DCX Technical Services was referred to the project through Al Futtaim Engineering following several successful engineering projects completed together.

Rather than recommending immediate full roof replacement, DCX conducted a comprehensive engineering investigation to identify the true source of water ingress.

The investigation revealed several hidden defects, including:

  • Poor roof slopes causing water ponding.
  • Damaged and partially blocked water discharge points.
  • Deteriorated waterproofing chambers.
  • Improperly installed membrane systems that had completely detached from the roof substrate.

To reduce unnecessary expenditure, DCX proposed a phased engineering approach that allowed the client to test the most economical repair solution before considering complete roof replacement.

Following controlled flood testing and natural rainfall verification, the selected repair methodology successfully eliminated all leakage and restored long-term waterproofing performance.

The homeowner later confirmed that the successful repair saved more than AED 70,000 previously spent on unsuccessful waterproofing works carried out by earlier contractors.

SYSTEMATIC VILLA BATHROOM WATER LEAK INVESTIGATION & RESTORATION PROCESS

The engineering team conducted a structured waterproofing investigation to identify the root cause of recurring rainwater leakage affecting four separate bathroom facilities within the villa.

Rather than immediately recommending complete roof replacement, the investigation focused on verifying the actual sources of water ingress through roof condition assessments, drainage inspections, waterproofing diagnostics, and controlled flood testing.

The investigation confirmed multiple hidden failures, including inadequate roof slopes, damaged waterproofing chambers, blocked drainage points, and improperly installed membrane systems that had completely detached from the roof substrate.

Based on these findings, a phased restoration strategy was implemented that included removal of failed waterproofing materials, roof surface preparation, FOSROC epoxy treatment, chamber reconstruction, controlled flood testing, and final reinstatement of the waterproofing protection system.

PROJECT TIMELINE

Balcony Waterproofing Failure Rectification Process

This project followed a structured balcony waterproofing restoration methodology, beginning with condition assessment and drainage investigation, followed by demolition, waterproofing rectification, flood testing, screed reconstruction, porcelain tile installation,
and final project handover.

Internal Bathroom Leakage Assessment

A comprehensive internal bathroom leakage assessment was conducted to identify moisture damage, ceiling staining, and potential water ingress pathways. The inspection confirmed that the leak originated from a failed balcony waterproofing system above the bathroom ceiling, requiring immediate investigation and rectification.

Roof Investigation & Condition Survey

DCX engineers carried out a detailed roof and balcony condition survey to evaluate the existing waterproofing assembly, drainage performance, and visible signs of membrane deterioration. The investigation identified multiple waterproofing defects contributing to water penetration into the apartment below.

Removal Of Gravel, Insulation & Existing Build-Up

Decorative gravel, insulation boards, and deteriorated waterproofing layers were carefully removed to expose the concrete slab and drainage components. This process allowed direct inspection of hidden defects and prepared the area for waterproofing restoration works.

Failed Waterproofing System Removal

The existing waterproofing membrane was found to be severely deteriorated and was completely removed. Damaged materials and failed waterproofing layers were disposed of to facilitate the installation of a new waterproofing system.

Drainage Outlet Chamber Dismantling

The drainage chamber and outlet assembly were dismantled to inspect hidden leakage points and rectify deficiencies around the drainage penetration, one of the most common causes of balcony and roof water ingress.

Roof Surface Preparation & Grinding

The concrete substrate was mechanically cleaned and ground to remove contaminants, loose materials, and residual waterproofing compounds, creating a sound surface for the application of the new waterproofing system.

FOSROC Epoxy Waterproofing Application

FOSROC epoxy repair materials were prepared and applied to reinstate damaged areas, repair concrete defects, and strengthen critical waterproofing junctions prior to membrane installation.

Waterproofing Chamber Reconstruction

The drainage chamber and surrounding waterproofing details were reconstructed using high-performance waterproof repair mortars, ensuring proper drainage flow and long-term protection against water ingress.

Controlled 48-Hour Flood Testing

A controlled flood test was carried out by maintaining a water level on the treated surface for 48 hours. The test verified the integrity of the repaired waterproofing system and confirmed that all leakage pathways had been successfully eliminated.

Rainfall Performance Verification

Mineral Membrane Installation

A protective mineral membrane system was installed above the waterproofed surface to provide additional mechanical protection and long-term durability before reinstatement of the roof finishes.

Final Roof Reinstatement & Handover

The balcony surface was reinstated to its original condition, including gravel and finishing elements. Final inspections were completed, and the project was successfully handed over with the waterproofing system fully restored and operational.
