Project Summary & Scope of Works
This project involved the complete investigation and rectification of a waterproofing failure affecting a luxury residential apartment balcony in Jumeirah Village Circle (JVC), Dubai. The works included demolition of existing floor finishes, drainage replacement, waterproofing restoration, flood testing, screed reconstruction, and installation of new porcelain tiles to restore long-term water protection and balcony functionality.

Balcony Waterproofing Failure Rectification
A recurring water ingress issue was affecting the external balcony of a luxury residential apartment in Jumeirah Village Circle (JVC), Dubai. Visible signs included cracked porcelain tiles, deteriorated grout joints, drainage deficiencies, and localized waterproofing failure around the balcony outlets.
DCX Technical Services conducted a systematic engineering assessment to identify the root cause of the leakage. The investigation confirmed failures within the drainage connections and waterproofing system beneath the existing floor finishes, allowing moisture penetration and long-term deterioration of the balcony build-up.
The rectification works involved complete removal of the existing tiles and screed, replacement of damaged drainage pipework, waterproofing detail treatment around all penetrations, application of a FOSROC waterproofing system, flood testing, screed reconstruction, and installation of new outdoor porcelain tiles.
Following successful testing and quality verification, the balcony was fully restored and handed over with improved drainage performance, renewed waterproofing protection, and a durable finished surface designed for long-term service life.

Repair Methodology
SYSTEMATIC BALCONY WATERPROOFING RESTORATION PROCESS
The engineering team conducted a structured balcony waterproofing investigation and drainage assessment to identify the root cause of water ingress and long-term deterioration affecting the external floor assembly.
Through visual inspection, drainage assessment, tile condition analysis, and waterproofing diagnostics, the source of the failure was traced to defective drainage connections, deteriorated waterproofing details, and moisture penetration beneath the balcony floor finishes.
The findings enabled a targeted restoration strategy that included complete removal of the existing floor build-up, drainage replacement, waterproofing system reinstatement, flood testing, screed reconstruction, and installation of new porcelain tiles. This systematic approach restored long-term waterproofing performance and ensured proper drainage throughout the balcony area.
Balcony Waterproofing Failure Rectification Process
This project followed a structured balcony waterproofing restoration methodology, beginning with condition assessment and drainage investigation, followed by demolition, waterproofing rectification, flood testing, screed reconstruction, porcelain tile installation,
and final project handover.

Initial Condition Assessment
A detailed engineering assessment was conducted to identify cracked porcelain tiles, deteriorated grout joints, drainage deficiencies, and visible signs of waterproofing failure affecting the balcony floor assembly.

Material Staging & Site Preparation
The vacant apartment was converted into a controlled work zone where waterproofing materials, drainage components, porcelain tiles, screed products, and inspection equipment were organized before restoration activities commenced.

Gravel Removal & Drain Access
Decorative gravel was removed from the balcony surface to expose drainage locations and allow direct access for investigation of suspected water ingress points.

Damage Documentation & Survey
The engineering team documented all visible defects, drainage conditions, tile failures, and moisture-related deterioration before demolition activities commenced.

Tile & Screed Demolition
Targeted ceiling opening performed to expose concealed structural elements and verify the exact source of water ingress.

Drainage Investigation
Direct confirmation of active water penetration through the concrete slab and compromised waterproofing system.

Drainage Pipe Replacement
Damaged drainage pipe sections were removed and replaced with new PVC pipework to improve water flow and restore long-term drainage performance.

Drainage Pipe Replacement
Drain penetrations and critical waterproofing transitions were treated using bonding agents and repair compounds to create a continuous waterproof barrier.

Liquid Membrane Application
A liquid waterproofing membrane system was applied across the balcony floor area, extending around drainage penetrations and vertical upstands.

Flood Testing & Verification
The completed waterproofing system underwent controlled flood testing to verify membrane integrity, drainage performance, and leak-free operation before reconstruction works.

Screed Reconstruction
New screed was installed with engineered falls toward drainage outlets to ensure efficient water discharge and prevent future ponding.

Tile Installation & Project Handover
New outdoor porcelain tiles were installed using premium tile adhesive systems. Following final inspection and quality verification, the balcony was handed over to the property owner.
